COVID-19 may have changed the way we sell homes, but offering a well-maintained property never changes. You need to make sure everything works properly in order to ensure you pass inspection later on. Before you list your home on the Havasu real estate market, use my “to do” list below to see which chores to tackle right now.
Chores to Tackle Before You List
In the kitchen of your real estate in Lake Havasu, replace old, outdated appliances. Make sure all vents and exhaust fans work properly. Change out the outlets for new, updated ones. Repair that leaky faucet. Replace any broken flooring, cabinets, or countertops. If possible, update your lighting fixtures to bring in more light. Add or replace hardware for a fresh feel. Finally, change or add a backsplash.
The living areas of your real estate in Lake Havasu also need help. More chores to tackle include replacing broken windows, recaulking windows, and adding weatherstripping to doors (where needed). A fresh coat of paint on the front door makes it feel new without spending hundreds of dollars. (Replace the hardware on the door as well to really make it feel new.) Look for cracks in the walls and ceilings. Spackle and paint over where needed.
While not a “must”, the following should be done before you list your property on the Havasu real estate market as well. Replace your ceiling fans. Get rid of those popcorn ceilings and add a fresh coat of paint. In fact, add a fresh coat of paint to all of the rooms in your home. Molding creates a beautiful architectural detail that attracts buyers’ eyes. Rip up that old ratty carpet and add beautiful new wood flooring throughout. If budget is a concern, keep the carpet in the bedrooms. Just update to wood flooring throughout the kitchen and main living areas.
Chores to tackle in the bedrooms include clearing out and organizing the closets of your real estate in Lake Havasu. If possible, add a walk-in closet. At the bare minimum, reduce your clothing, shoes, and accessories by one-half to two-thirds. Store what you do not leave in the closet neatly out of sight. When clothes are not crowded together, it makes any closet appear larger. Only keep your bed, dresser, and side tables to furnish your bedroom. All other furniture must go.
Leaky faucets and showerheads must be fixed in each bathroom before you list your home on the Havasu real estate market. Make sure your toilets work properly. Check them for leaks as well. (This will come up on a home inspection.) Other chores to tackle here include cleaning up any signs of water damage or mold, repairing/replacing broken tiles, and replacing a faulty exhaust fan. Give the bathroom a refresh with updated fixtures and a new coat of paint. Make sure the faucets and drains are clean and clear of hard water buildup. Regrout the bathtub if necessary.
Finally, give the outside of your real estate in Lake Havasu a good power washing. That includes the sides of the house as well as sidewalks, walkways, decks, and the driveway. Fix broken deck boards, loose or missing railings, and broken roof tiles. Clear away dead brush and weeds. Make sure all exterior light fixtures include a working light bulb. If possible, replace old light fixtures completely. Depending on its age and condition, you might need to think about replacing the roof. Replace your house numbers with new ones that are easy to see from the street.
