“Flip or Flop”, “Good Bones” and “Windy City Rehab” make house-flipping look simple. But, most of today’s buyers look for move-in ready homes. Even in a seller’s market like we see in the Havasu real estate market right now, you hurt your bottom line if you decide not to whip your real estate in Lake Havasu into shape before you list it. Here are a few things you should avoid if you want to sell your Havasu home.
How NOT to Sell Your Havasu Home
Price Your Property Too High
Just because the Havasu real estate market favors sellers right now does not mean you will receive a crazy high price for your home. For one thing, most buyers need to borrow money to purchase a home. Lenders will not approve loans for higher than the property’s value. That means either the buyer must come up with more money (unlikely) or you need to lower your price (more likely). For another thing, too high of a list price might actually keep buyers from viewing your real estate in Lake Havasu. Less traffic means fewer chances of finding a buyer. So, ask your real estate agent what they believe a fair list price would be. Then, follow their advice.

Once you get a buyer through the door of your real estate in Lake Havasu, do not send them walking right back out of it. Pet odors. Cigar/cigarette smoke. Mildew. Rotting food. All of these attacks a buyer’s senses and could send them running for the hills. Luckily, eliminating bad smells usually requires just a bit of elbow grease and a change in your habits.
Keep It Messy
A cluttered room filled with knick-knacks, toys, books, pictures, and even oversized furniture makes the rooms of your real estate in Lake Havasu look extra small. They also offer an appearance that there just isn’t enough storage in your home. How can a buyer picture this home as their home with all of your “stuff” spilling out everywhere? This is definitely an easy way not to sell your Havasu home.
Broke Down Palace
Things wear out. It happens. After a small period of time, you notice the high traffic areas by the way your carpet or flooring wears or the scuff marks on the walls. Some things (like a look faucet knob or squeaky door hinge) we overlook and just learn to live with. But buyers don’t yet have the personal attachment to your real estate in Lake Havasu that you do. They just see a rundown home that has not been maintained properly. If they see small things left to wear down, it makes them wonder what other bigger things have not been taken care of. That could cost you money at the negotiation table. Or worse yet, it could cost you a sale.
Bygone Era Decor
Finally, shaggy carpet and avocado appliances went out of style in the seventies. The heyday for tiled countertops came and went in the eighties. Stenciled walls should be left in the nineties. And those giant, dark wood entertainment centers from the 2000s need to be broken down and recycled. Current home decor trends include vintage accents, shades of blue, painted kitchen cabinets, and free-standing tubs among other things. If not updated, buyers may decide to leave your real estate in Lake Havasu in the decade your decor dictates, too. In other words, no sale.
