Do you plan on putting your house up for sale on the Havasu real estate market in the next few months? Then you should evaluate your real estate in Lake Havasu to determine what projects to tackle right now. Yes, today’s buyers like to see home office space, an inviting outdoor living space, and space for multi-generational living, such as an extra bedroom with an en-suite on the main floor for elderly relatives. But the heart of the home remains the kitchen. So, if yours needs an overhaul or even just a little facelift, you need to start on it as soon as possible. Before you do a kitchen remodel, though, keep these three things in mind.
Kitchen Remodel Guide
How much money have you budgeted for a kitchen remodel on your real estate in Lake Havasu? According to Home Advisor, the average cost of a kitchen remodel runs just over $25,000 (approximately $150 per square foot). Even if you decide to just do a few cosmetic updates (paint, resurface cabinets, add a backsplash), costs still run around $10,000. A complete overhaul can easily cost $35,000 or more. How will you pay for it? Cash? Credit? Will the extra expense of paying for the remodel stretch your finances too much?
You may want to talk to your Lake Havasu REALTOR® first to determine if the added value to your real estate in Lake Havasu outweighs the cost of remodeling. You don’t want to overspend. But you do need to bring your home up to par with others in the neighborhood in order to compete when it comes time to list it on the Havasu real estate market.
Do you need to change the layout to make the kitchen in your real estate in Lake Havasu more functional? That drives up your costs. But if it makes it more sellable, it could be worth it. (Again, check with your real estate agent to determine if it’s worth the expense before you commit to it.) You could minimize your costs by performing some of the tasks yourself (painting, changing out appliances, etc.). But leave the technical stuff (plumbing, electrical) to the experts. Otherwise, you run the risk of calling them in anyway to fix your mistakes. And that could end up costing you even more money than hiring a pro in the first place.
Finally, construction is a hassle. If you work from home and/or have little kids, it could also become a noise and safety concern. Depending on the extent of a kitchen remodel you do, your kitchen may be out of order for weeks or even months. Are you prepared to set up a temporary kitchen space elsewhere in your real estate in Lake Havasu for the interim? Do you need to pare down your plans in order to still function in your space?
