You only have one chance to make a first impression when you put your property on the Havasu real estate market. So curb appeal is king when selling your Lake Havasu real estate. But did you know that it also affects your home value?
Curb Appeal and Home Values
According to an article posted by the National Association of REALTORS®, buyers pay an average of 7% more for properties with good curb appeal. The study that provides the basis for NAR’s article also concluded that the yards of nearby properties also affect your home’s value. Your yard may look fantastic. But, if your neighbor neglects the exterior of their real estate in Lake Havasu, it negatively impacts your home’s value. The researchers behind the study decided that low curb appeal included broken pavement and overgrown shrubbery.
How to Increase Your Appeal
Increasing the curb appeal of your real estate in Lake Havasu doesn’t have to cost you an arm and a leg. Some inexpensive exterior projects include painting the front door a vibrant color. Unlike on the interior, red is one of the paint colors you can use on the front door when you put your home on the Havasu real estate market. Install a new doorknob and/or door knocker after you paint the front door. Keep your shrubbery trimmed up. Potted succulents allow you to add a pop of color to the front of your home as well. Window boxes provide another way to add color to your real estate in Lake Havasu. Even something as simple as a power wash can really freshen up the look of your home’s exterior. Change out old light fixtures and add brighter bulbs. Install a new garage door. Paint your mailbox or replace it altogether if it needs it. Fill in cracks in the driveway and walkway. Make sure these areas are clear of debris, tools, toys, and any tripping hazards.
