Kitchen or Bathroom: Which Remodel Takes Precedence Before You Sell Your Havasu Home?
By www-thehavasuhome-com August 07, 2019

Mustard yellow and avocado green went out of style in the ’70s. (Were they ever really in style?) And I don’t understand when it was ever fashionable for the color of your toilet and tub to match the color of your walls (unless everything was white). If you want to appeal to today’s buyers in the Havasu real estate market, you might need to do some remodeling. These are by far the most popular rooms in your real estate in Lake Havasu. They must stand out…but for the right reasons, not the wrong. What if you can only afford to do one? Which one do you choose? The short answer? It depends.

Remodeling Order of Importance When Selling a Havasu Home

Doing Without

Whichever room you choose to remodel, it will be unavailable for at least a few days. So, which one can you live without for a period of time? Most real estate in Lake Havasu provides more than one bathroom. Therefore, bathroom remodels tend to be a little easier to deal with because you can utilize a second bathroom. You only have one kitchen…usually. However, if you only have one bathroom, seriously consider adding another one. The majority of buyers on the Havasu real estate market expect a minimum of two. If that’s the case, though, you may need to relocate while the bathroom remodel takes place. A kitchen, on the other hand, is harder to live without. But, you could make do with an outdoor grill. And you could move the refrigerator into the garage for a few days if necessary.

Return on Investment

While the ROI on a kitchen remodel runs higher than a bathroom (80% vs 65%), your kitchen remodel tends to cost much more. If you spend $20,000 on a kitchen remodel, expect to recoup around $16,000 when you sell your real estate in Lake Havasu. On the other hand, if you spend $10,000 on your bathroom remodel, it only adds about $6500 to your home’s value. Things to keep in mind for the best return on your investment are to keep the colors neutral and the design classic. What you may think of as your dream kitchen may not tickle a buyer’s fancy quite the same. However, bathroom amenities tend to be more universally accepted as long as the design and colors don’t stray too far outside conventional ideas.

Design Elements

As I said before, keep your design classic. Things like stone countertops and wood flooring appeal to a broader audience. Also, install more commercial-type of appliances. If your tub needs to be replaced, consider adding a walk-in shower. More and more buyers choose a shower over a tub nowadays. However, if you plan on staying in your home for a while before putting it up on the Havasu real estate market, spend your money on the amenities and design you like best. After all, you’ll be the one living with it for the foreseeable future.
