You don’t have to spend an arm and a leg to make your home staging efforts stand out. But some staging definitely needs to be done before you place your home on the Havasu real estate market. Even so, last minute showings happen. And we still need to live our daily lives normally. Here are a few last-minute home staging tips to get you ready for buyers any time of the day.

An Hour Before…

Your Lake Havasu real estate agent called. They just received a request to show your real estate in Lake Havasu to potential buyers. You’ve got an hour to clean up and clear out. Angle furniture towards the windows or fireplace, not the TV. Check faucets for leaks. Replace worn-out caulking. Oil squeaky hinges. Add contact paper inside cabinets and drawers for a nice finishing touch. (Yes. Buyers DO look in there.)

Half an Hour Before…

Only 30 minutes until buyers barrel through your home? Store personal items out of site. Run a vacuum and/or broom over the flooring. Clean up spills with a sponge so that it dries quickly. Wipe down the countertops and appliances. Clean the mirrors and windows for a spot-free sparkle. Quickly clean all of your toilet bowls. Then, add some lights in darker rooms and turn on lights in all of the rooms. For nighttime showings, turn on all exterior lights as well. Finally, consider hanging a mirror in a small area to make it appear larger.

15 Minutes Before…

Just 15 minutes left before your real estate in Lake Havasu comes under the microscope. Put away all toys (both people and pet), clothes, and mail. Adjust the thermostat to a comfortable level. If a buyer starts sweating when they look through your property, it may negatively impact their impression of it. Also, neatly store as much of your countertop clutter/appliances out of sight as possible. Clear counters make even smaller kitchens appear bigger.

5 Minutes Before…

Barely five minutes left on the clock? Open up the blinds. Let as much natural light shine inside as possible. Take out all of the trash, including bedrooms and bathrooms. Dump the kitty litter in the trash outside as well. Plug in the air fresheners…but not too many. You don’t want to overwhelm buyers with fragrance. Lastly, walk through each bathroom and make sure the lids on all of the toilets are down. Then store the plunger, toilet brush, and any books or magazines out of sight. It may sound a little funny, but little things like this do make a difference.
